Call 311, they will give you the numbers to places to call. refinancing will be hard, lenders are not looking to lend to someone that is going through a big change. best thing to do is call your mortgage company. since obama passed new laws, they have to help you out.

Contact your area churches or check them out online. Many churches offer divorce care programs, including help for single moms.

If you qualify income wise for $1 of food stamps, it automatically qualifies you for a low income basic phone line and reduced prices for electricity (in summer) and heating (in winter) with most providers. Just call the number on the bill and ask about assistance for low income customers.

You might also check with Habitat for Humanity.

If you can income and credit qualify, I'd recommend refinancing, but I would need to know a lot more details. A regular refinance will have qualifying needs that must be met, in addition to the appraisal of the property being a certain percentage above what you owe (depending on the type of new loan you receive).

There are other options available. I am a HUD representative for many of the different programs out there and can counsel you if you need advice. Services are free.
