hi, i am looking for a property management company in the arlington area. my family has just moved from arlington to jackson mississippi. we have had our house on the market since november. with little movement. my husband and i are looking into maybe leasing the property for a couple of years until the market changes. we are looking for an honest and dependable company to care for our property, since we cannot be there to maintain it ourselves. the house is very well kept and would like to maintain that with tenants. any ideas would be very helpful.

What can I do next?

So What Happened?

that you all so much for the advice. we actually had a second showing on the house yesterday. hopefully we will get some good news. i am going to contact some of these people ya'll suggested. i am just trying to plan ahead in a worst case scenerio. we just moved to mississippi last week and can afford to pay mortgage and rent for a few months. but if we happen to get no bites by then we were considering leasing. although we really don't want to do that, (we have no family in tx and no real reason to keep real estate there, losing value on the home to sell it at a lower price or paying a mortgage that we do not live in, leaves us with leasing, as a last option). the house is located in north arlington and is listed for 174,900, which is less than we paid for it 2 years ago. if we rented it i was thinking like 12 to 1500 a month. i really have no idea. that is why i am wanting to learn more through a leasing company.
thanks so much i will let you know if anything happens either way

Dear K.,
I am not a Property Management Company, but I have done property management in the past. My rates are very reasonable and I would love to talk to you more about your needs. I have had rental property in the past and my lease agreement was a hit! I run a professional organizing company, but I have time to help you out in the property management area since I am closeby, in Arlington. I have references. Please call me at ###-###-#### if you would like to avoid the overhead of a Property Management Corporation. Thanks, B. Walker

K.,

When I sold my house in South Arlington, I listed my home with an unknown realtor (someone I knew). The house was on the market for months and didn't sell. Several months later, I did some yard work and decided to try again. I looked around the neighborhood at houses that had been on the market for months and were still unsold. I also saw my neighbors house listed and sell within 30 days. I immediately contacted that realtor and I had a contract in 16 days. I learned that the right realtor makes a difference. The second time I went with Coldwell Bankers because they are a relocation company and very well known. The agent that I used, which was the same one that my neighbor used, was Ellen Batcher. Her phone numbers are ###-###-####, ###-###-####, ###-###-####. Good luck with your decision. I hope you enjoy Mississippi. I'm a native Mississippian and grew up in a small town about 20 miles south of Meridian.

If you haven't already, you should discuss a lease with your realtor. He or she can list the house both for sale and for lease on the MLS concurrently. A lot of folks are doing this these days when they are in your situation.

If you do end up going the property management route, Archie Bailey has been in the business for some time and manages many homes in Euless as well as other areas of the Metroplex. He manages the rental house where my daughter lives.

Bailey & Associates Real Estate
5218 Rufe Snow
North Richland Hills , TX 76180

Office: ###-###-####
Fax: ###-###-####

If you contact him, I would appreciate you mentioning that you were referred by me. I am also a realtor. I do leasing agreements, but I do not do property management which is more comprehensive.

Good luck. North Arlington is a lovely area and very convenient to all areas of the Metroplex.

I read your posting and when you refer to Arlington, what state? Is it Arlington Texas? I know someone that is working w/a realty company that is having good success inspite of the recession. You may want to contact them in hopes that they can help you while you look for a property mgmt company.

Let me know and good luck!
