Seeking New Home Financing for Not So Good Credit

Please Help!!! I am currently renting a home in South Holland that I would like to purchase. But, I don't have the best credit and need to get financed quickly as my lease is up May 08. I do want to purchase this property but because my husband has been laid off, I have a lot of added pressure with keeping everything together. I need someone who can work with getting me financed with a no money down loan and can keep me under $1200/month. I do not want to do any variable rates, just a 30yr fixed is desired. I recently(3/08) paid off a debt($9900) that had my score totally screwed up, but it has not updated on my bureau and I have some recent late payments. Does anyone know someone who can help me in this situation? I need to move fast!!!! My main concern is my children, I don't want to move again and have my 9yr old son start all over at a new school. He has also made friends here and I don't want to uproot him again. Please help me ladies!!!

Hi there M., My name is L. Anderson and I am a Realtor in Indiana. I work very closely with a fellow by the name of Bill Zakutansky who works for a Brokerage named Continental Mortgage in Merrillville. He is a very honest man who if he wouldn't be able to help you right now would be able to tell you what to do to get yourself to a place where you could buy a home. His number is ###-###-####. I would also suggest that you talk to many different people and find someone that you like and feel comfortable with. Don't let everyone run your credit because that will bring it down a little bit every time it is ran, but that doesn't mean you can't find out from different lenders what kind of programs are out there, and another thing is to watch out for predatory lending, if there is a loan that someone tells you only he/she can do for you, that may be a red flag that you are getting yourself into something that is not right. Also as of March 31st 2008 all of the 100% financing programs for a conventional loans are null. The only wasy to get 100% financing is through a VA loan right now so, you could need somewhere between 3-5 percent, now that is something that you can ask a seller to help you with. I don't want to sound like the voice of doom or gloom here, I just want you to go into any and all of this with open eyes.

1st thing I would suggest you do, is contact the landlord and see if they will extend your lease 3-6 months. Let them know you intend to purchase, but need some time to get things in order.

2nd contact some Mortgage brokers. (Countrywide, Integrity Home, places like this) They are in the phone book. Let them know up front what it is you are looking for and see what they say.

3rd. I know this is going to sound strange. When you made that large pay-off, your credit score droped. Now yes, it will raise but that usually takes 3-6 MONTHS. If you can, write to the company and request a Letter (on their Letter head) stating that your debt to them is clear.

4th. Before you agree to go with any lender, know what they are about. I'm sure you are aware of the problems that have arrisen in the last year with MANY lenders.

5th Try your Bank. Many banks offer Mortages, it is just not their mainstay, so they don't advertise. If you have been a customer of theirs in good standing, many will take the risk when others wouldn't.
